💼 What This Means for Condo & Townhouse Sellers

September brought a welcome improvement in condo and townhouse sales, with faster contract times and lower inventory. But 6.5 months of supply and a 92.4% sale to list ratio confirm that buyers still have choices and remain careful about value.

  • Activity Is Improving: Closed sales rose 13.3% year over year, while median days to contract fell to 61 days. A sound building and a properly positioned unit can attract serious buyers more quickly.
  • Price for the Real Market: The median sale to list ratio was 92.4%. Buyers are still negotiating, particularly where a unit, monthly fee, or building condition does not clearly support the asking price.
  • Prepare the Building Story: Buyers will look closely at reserves, insurance, recent board minutes, assessments, repairs, and rental rules. Clear documentation and realistic answers can make a material difference to confidence in the unit.

🔑 What This Means for Condo & Townhouse Buyers

Buyers still have time to compare units and negotiate on the right property, but the stronger sales pace and lower supply mean good opportunities should not be dismissed simply because the overall condo market remains more balanced than single-family homes.

  • Use Your Negotiating Position Wisely: With a median sale-to-list ratio of 92.4%, buyers are still achieving adjustments from asking price. Base an offer on the unit, comparable sales, days on market, and the association’s financial position.
  • Do Not Skip the Documents: A lower price does not necessarily mean better value. Review the budget, reserves, insurance, board minutes, assessments, and any planned capital work before committing.
  • Be Ready for the Right Building: Inventory is down 17.7% year over year and median days to contract fell by more than 20%. When a well-priced unit in a financially sound building appears, preparation gives you more confidence to act.
