Large Condos, Waterfront Setting & 2026 Market Update
Grande Verandahs on the Bay is one of those St. Petersburg condo communities that is easy to overlook if you’re focused only on downtown or the beaches. But for buyers who want a large three bedroom condo, water and preserve views, gated amenities and quick access to both St. Petersburg and Tampa, it deserves a closer look.
Located along Gandy Boulevard close to the Gandy Bridge, Grande Verandahs sits on the edge of Old Tampa Bay with protected wetlands immediately to the north. The community consists of three buildings and 84 residences, with spacious floor plans generally ranging from approximately 1,770 to 2,187 square feet.
I’ve recently listed Unit 145 at 12033 Gandy Blvd N, a 3 bedroom, 2 bath residence with 2,013 square feet, offered at $471,000.
But before looking at the individual condo, it’s worth understanding what makes Grande Verandahs different.
About Grande Verandahs on the Bay
Grande Verandahs dates to the mid-2000s and is considerably smaller than many large condominium developments, with just 84 residences spread across three buildings. One of the first things you’ll notice is the size of the condos. Most residences are over 2,000 square feet, with three bedrooms, two bathrooms, approximately nine foot ceilings and large balconies.
That’s important because buyers looking around the $400,000 to $500,000 price range in St. Petersburg don’t always find this amount of interior space in a condominium. As of August 2026 there are just 8 condos for sale in Pinellas County with 2,000+ square feet and under $1MM.
The community also offers:
- Gated access
- Covered under building parking
- Community pool and spa
- Fitness center
- Clubhouse
- Elevators
- Large private balconies
- Pet friendly rules, subject to current association restrictions
The Setting: Water, Wetlands and Open Views
The name Grande Verandahs on the Bay is appropriate. The community sits beside Old Tampa Bay, while the residences look across protected wetlands and natural landscape to the north.
That creates a very different feel from a typical urban condo. Instead of another tower immediately outside your balcony, you’re looking over trees, wetlands and open space. For me, that’s one of the strongest features of the community. You get the convenience of a major St. Petersburg location without feeling as though you’re surrounded by development when you’re sitting on your balcony.
A Surprisingly Convenient Location
Grande Verandahs is north St. Petersburg at the eastern end of Gandy Boulevard, just before the Gandy Bridge. That makes it particularly interesting for someone who works in Tampa but prefers to live in St. Petersburg, or a household where people regularly travel in both directions. It’s also appealing for someone who wants a luxurious condo with great views without being in urban St Pete or having the pay the $1MM price tag.
From here you have quick access to:
- Gandy Boulevard & Bridge
- I-275
- St. Petersburg
- Tampa
- South Tampa
- Gateway employment areas
You’re also close to Gandy Beach, where people regularly fish, launch kayaks and paddleboards and access the bay. There is a biking/running trail alongside Gandy Blvd that goes as far as the brigde.
The Area Around Grande Verandahs Is Changing
Another reason I think buyers should know about this location is what’s happening immediately next door. Amara Bay Residences & Marina is being developed at 12000 Gandy Boulevard, directly south of Grande Verandahs. Expected completion is late 2026 and plans for the 39 acre waterfront development include 415 apartments, 53 luxury townhomes, a public marina with 150 boat slips, waterfront restaurant and a walking friendly waterfront.
Mattamy Homes is developing the waterfront townhomes within Amara Bay, with anticipated pricing starting in the $700s.
For Grande Verandahs owners, that potentially means considerably more waterfront activity, amenities and serious investment immediately adjacent to the community.
Condo Finances and Building Fundamentals
This is an area I pay particular attention to when evaluating any Florida condo. A beautiful unit and attractive view are only part of the purchase. You also need to understand the financial and physical condition of the association. At the time of writing in August 2026, current association information indicates that Grande Verandahs:
- Has fully funded reserves
- Is compliant with current SIRS requirements
- Is not due for its milestone inspection until 2034
- Has a proactive association board
Those are meaningful positives. They don’t guarantee that condo fees will never increase or that a future assessment could never occur. No association can make that promise. But they do give buyers useful context when evaluating the community.

Grande Verandahs 2026 Market Activity
The 2026 resale market gives us a useful picture of current values.
At the time of writing, four units are actively listed, ranging from $439,900 to $489,000. One unit has closed so far this year: Unit 135, a 2,013 square foot residence, sold for $445,000, or approximately $221 per square foot. Floor, condition and view make a difference to the pricing.

Who Might Grande Verandahs Suit?
I think Grande Verandahs is particularly worth considering if you’re looking for:
- A true three bedroom condo
- More than 2,000 square feet of living space
- A large balcony and open natural views
- Luxurious 9ft ceilings
- A gated community
- Covered parking, 2 parking spots
- Pool and fitness amenities
- Pet friendly condo living
- Convenient access to both Tampa and St. Petersburg
- Waterfront surroundings without downtown condo pricing
It’s less likely to suit someone whose priority is walking downstairs to restaurants, nightlife and shops. That’s the trade off.
Grande Verandahs gives you space, natural views and location convenience, rather than an urban walkable lifestyle. For the right buyer, that’s a very compelling combination.
Don’t Evaluate a Condo on the Unit Alone
Grande Verandahs is also a good example of something I tell condo buyers frequently:
You’re buying two things: the residence and the association.
The floor plan, kitchen, view and balcony matter, and so do do:
- Reserves
- Insurance
- Structural inspections
- Condo fees
- Upcoming projects
- Association management
- Rules
- Recent sales
- Future resale appeal
