Reflection was completed in 2024 and is a smaller condo building on Mirror Lake, prices for units currently range from $1.1MM to $1.9MM. Some units have been resold since completion with many, not all, making a profit. It’s worth noting the developer still owns several units in the building.

Buyers have clear choices at Reflection, so pricing must be tied to a residence’s actual competitive set. The pending three bedroom sale at $517 per square foot and the five recorded closings at $628 to $699 per square foot show that buyers are paying attention to value. A higher asking price can be justified, but it needs a clear reason—such as a superior view, a higher floor, exceptional renovations, or a scarce layout and the listing should make that advantage obvious from day one.
