Chalet on the Lake St. Petersburg: Lake Views, Great Location and Strong Condo Finances

Chalet on the Lake may not be one of St. Petersburg’s best known condo communities, but I’ve become very familiar with it. Four units have sold in the community so far in 2026, and I’ve been involved in all four sales.

Located at 3850 13th Ave N, Chalet on the Lake offers something that’s increasingly difficult to find in St. Petersburg: a reasonably priced, non age restricted condo community close to downtown, with lake views and, based on the current association documents, solid financial fundamentals.

For buyers who don’t need a downtown high rise, or downtown prices, it’s a community worth knowing about.

About Chalet on the Lake

  • 45 units across a three story building and smaller two story building
  • Primarily one and two bedroom condos ranging from approximately 880 to 1,305 square feet, plus several smaller studio units
  • Elevator service in the three story building. No elevator in the two story building
  • Assigned parking, with some covered spaces
  • Community pool with shaded areas
  • Tropical landscaping
  • Laundry room on each floor, with dedicated storage for each condo
  • No age restriction

Most units don’t have an in unit washer and dryer. Instead, there are dedicated laundry facilities on each floor. That’s not unusual among St. Petersburg condos in this price range, but it’s something buyers should know before viewing.

Location

One of Chalet on the Lake’s biggest advantages is its location. It provides quick and convenient access to downtown St. Petersburg without the price tag of a downtown condo.

  • Situated on the north side Jorgenson Lake Park, most units have a full on lake view
  • 12 minutes to downtown St Pete and the pier and marina
  • 10 minutes to 4th St, Crescent Lake and the Sunken Gardens
  • 10 minutes to Grand Central
  • If you go west, then it’s 15 minutes to the white sands of St Pete Beach

The Lake Views

The community sits alongside Jorgensen Lake Park, and many of the units have direct lake views. Ground-floor units can have small patios with access toward the lake, while upper-floor units can enjoy elevated views across the water.

Waterfront and water views typically command a premium in St. Petersburg, which makes this one of Chalet on the Lake’s more interesting features.

Condo Finances and Major Building Projects

Association finances can change, so buyers should always review the current condo documents, financial statements, budgets, reserve information and inspection reports as part of their own due diligence.

At the time of writing in August 2026, here’s what I found particularly noteworthy about Chalet on the Lake:

  • Monthly condo fees are approximately $565 for one-bedroom units and $650 for two-bedroom units
  • Fees include water, sewer, trash, basic cable and internet
  • Recent major projects include renovation of the elevator and pool, along with a new roof
  • The Milestone Inspection was completed without a recommendation for a Phase II inspection
  • Reserves are currently fully funded in the monthly assessments
  • There are currently no outstanding special assessments

That combination deserves attention. A low condo fee isn’t necessarily a sign of a financially healthy association; what matters is whether the association is adequately maintaining the property and planning for future expenses.

What does the 2026 market tell us?
Four condos have sold at Chalet on the Lake so far in 2026. The two 880 sq. ft. one bedroom units both sold for $155,000, while the larger two bedroom units sold for $226,000 and $240,000. That’s a relatively tight range of approximately $176–$184 per square foot across all four sales. I’ve been involved in all four transactions, giving me firsthand insight into the units, buyer activity and what has been driving value within the community.
