Some costs are standard for all home sales, others will depend on the property type and the local community. Here are details of typical costs to sell a home. You’ll see these on the statement you sign at closing. Be sure to get a copy for review beforehand!

Depending on your particular circumstances there may be additional costs, such as mortgage loan payoff, lien payoff, remote closing fees covering notaries, transfer fees payable to an HOA, etc.
The Bottom Line
When I list a home I share a “net sheet” with the Seller at time of listing. This shows the net to seller at different price points and breaks down the specific cost of selling the home. We then add in specific costs such as mortgage payoff and HOA transfer fees. This gives the seller a good estimate of all costs to sell and the amount they will net when they sell. It’s always better to have this at time of listing rather than surprises when evaluating an offer, or worse, at the closing table.
