If you’re looking for a newer luxury condo in downtown St. Petersburg, Saltaire and 400 Central will likely be on your shortlist.
Both are impressive modern high rises. Both offer luxury finishes, extensive amenities and spectacular views. And both put you within walking distance of much of what makes downtown St. Pete such an attractive place to live.
But they aren’t interchangeable. The biggest difference, in my opinion, is location and the experience you want when you step outside your building.
Saltaire sits close to the downtown waterfront, overlooking the area around Tampa Bay, Albert Whitted Airport, the marina and Al Lang Stadium. 400 Central sits directly on Central Avenue, placing you right in the middle of downtown’s restaurants, shops and entertainment.
Personally, I prefer Saltaire’s location. For me, the proximity to the waterfront and the open water views are hard to beat. But another buyer could quite reasonably prefer 400 Central, and there are several areas where 400 Central has the advantage.
Here’s how I compare them.

Saltaire opened in 2023 with 192 residences across 35 stories. 400 Central is substantially larger and taller: 46 stories, and 301 condo residences. 400 Central’s footprint occupies a whole city block because of the retail and commercial tenants going in on the ground floor.
Location: This Is the Biggest Difference
For me, this is where the decision starts.
Saltaire: Closer to the Waterfront
Saltaire is at the southern end of downtown at 301 1st Street South, directly across from Al Lang Stadium and very close to the marina, Mahaffey Theater, Dali Museum and Albert Whitted Airport.
What I particularly like is the openness around this part of downtown.
Depending on the residence and its orientation, Saltaire units can have broad views across Tampa Bay, the marina, Albert Whitted Airport, the Pier and the downtown waterfront. Some residences offer particularly impressive 180 degree water views. During the IndyCar Grand Prix of St. Petersburg, some Saltaire residences even get a partial bird’s eye view of the circuit.
You’re still within easy walking distance of Central Avenue and Beach Drive, but you don’t feel quite as though you’re living in the middle of the commercial core.
That’s why Saltaire is my personal choice on location.
400 Central: Right in the Middle of Downtown
400 Central offers something different.
It occupies an entire city block along Central Avenue, putting residents directly into the restaurants, bars, shops and activity of downtown St. Petersburg. The development itself also incorporates ground floor retail and restaurants as well as office space.
If your idea of downtown living is walking downstairs and immediately being part of the action, 400 Central probably has the edge.
So I wouldn’t describe one location as better. I’d describe the choice this way:
Saltaire = waterfront downtown living
400 Central = heart of downtown living
What About the Views?
This comparison is more nuanced than it initially appears.
Saltaire’s location gives many residences excellent water views, and the building was deliberately designed to take advantage of its proximity to Tampa Bay.
That’s the view I personally prefer. But don’t make the mistake of assuming 400 Central doesn’t have spectacular water views.
At 46 stories and 515 feet, it’s considerably taller than Saltaire. Depending on floor and orientation, residences can have views across Tampa Bay, downtown St. Petersburg as well as west towards the Gulf.
And there’s another major difference: Everyone living at 400 Central has access to the 46th floor Sky Lounge Observatory.
It provides panoramic views across the region from the highest part of the building.
So I’d give Saltaire the advantage for the waterfront setting, but 400 Central the advantage for sheer height and panoramic perspective.
And remember: when buying in either building, the individual unit matters enormously. Floor, orientation and surrounding development can make two condos in the same tower feel completely different.
Size and Feel of the Buildings
This is another meaningful difference.
Saltaire has 192 residences across 35 stories. 400 Central has 301 residences across 46 stories.
That doesn’t automatically make Saltaire more private, but it is a considerably smaller residential community.
Saltaire’s standard residences are also generally quite large. They range from approximately 1,600 to 2,700 square foot for many of its two and three bedroom layouts. Larger penthouse residences over 5,000 square feet exist as well.
400 Central offers a broader range of residences. 2 beds from approximately 1,200 square feet, 3 beds up to 3,300, 4 beds up to approximately 4,500 square feet.
For some buyers, the greater variety at 400 Central will be an advantage. For others, Saltaire’s smaller scale may be more appealing.
Amenities: Advantage 400 Central
Both are luxury buildings with the amenities you’d expect at this level.
Saltaire offers a resort style elevated pool and spa, fitness facilities, social spaces, concierge services and a dog park.
But 400 Central’s amenity package is difficult to beat.
The development provides more than 35,000 square feet of private indoor and outdoor amenities. Its seventh floor amenity level includes a resort style pool, fitness and wellness facilities, outdoor dining and entertaining areas and a dog walk.
Then there’s that 46th floor Sky Lounge Observatory.
If amenities are near the top of your priority list, I would give 400 Central the advantage.
400 Central Is the Newer Building
Saltaire was completed in 2023, while 400 Central was completed in 2025.
Both are very new by downtown St. Petersburg standards, so I wouldn’t make this a major deciding factor.
There is, however, an interesting trade off. With Saltaire, the building has already had several years of actual occupancy and resale activity. 400 Central is newer, so buyers are purchasing into a building that’s still establishing its resale history and community.
Neither is inherently better. Some buyers love being among the first people to live in a new building; others prefer a building that’s had a little more time to settle in.
What Does It Cost to Buy at Saltaire vs. 400 Central?
Then use your MLS knowledge/data to give the reader a 2026 snapshot, perhaps:
Prices in both buildings vary enormously depending on floor, size, view and residence type, so comparing headline prices can be misleading.
Right now In 400 Central 2 beds range from $1.2MM to $2.1MM,3 beds $1.5MM to $3.3MM and 4 beds are around $4.8MM. As Saltaire is all resales there are less unit available and 2 range from about $1.4MM to $1.6MM and 3 beds are $1.4MM and $3.3MM (think size and floor!)
That’s why I recommend comparing individual units rather than assuming one building is inherently more or less expensive than the other.

Which Building Would I Choose?
If I were choosing purely for myself, I’d lean toward Saltaire. The reason isn’t that I think it’s objectively the better building. It’s the location.
I like being close to the waterfront, marina and parks, and I particularly like the open water views available from many Saltaire residences. You’re still in downtown St. Petersburg, but the setting close to the water and waterfront parks feels different from being directly on Central Avenue.
But there are buyers for whom I’d recommend looking very seriously at 400 Central.
If you want the energy of Central Avenue immediately outside your door, an extraordinary amenity package, the highest residential tower in the area and panoramic views stretching across the region, 400 Central could easily be the better choice.
That’s why I’d summarize them like this:
Choose Saltaire if
- Waterfront location is one of your highest priorities
- You particularly value direct Tampa Bay and marina views
- You prefer the southern waterfront side of downtown
- You like a somewhat smaller residential building
- You want to be near the waterfront while remaining walkable to the rest of downtown
Choose 400 Central if
- You want to live right on Central Avenue
- Restaurants, entertainment and downtown activity immediately outside your building appeal to you
- A large amenity package is important
- You like the idea of living in St. Petersburg’s tallest residential tower
- Panoramic views and the 46th floor Sky Lounge appeal to you
Don’t Choose the Building Before You Compare the Units
This is probably the most important point. I wouldn’t tell a buyer: “Saltaire is better than 400 Central.”
I’d want to know which Saltaire and which 400 Central residence we’re comparing.
A spectacular high floor 400 Central residence may be a much better choice for a particular buyer than a lower floor Saltaire unit, and vice versa.
Before deciding which residence is right for you, we’ll want to compare:
- View and orientation
- Floor
- Square footage and floor plan
- Balcony/terrace
- Parking
- Upgrades
- Condo fees
- Association finances
- Current asking price
- Recent comparable sales
- Resale potential
Your individual needs, the specific condo and the price you’re paying for it will ultimately determine whether it’s a smart purchase for you.
