Longest Escrow Ever

This was the longest escrow ever – 440 days from contract to close! We went under contract in December 2023, and closed this week, February 2025!
2231 10th St N is a classic St Pete multi family, featuring a single family home and a detached building with another 3 rental units. The 4 units generate a combined pro forma rent of ~$72,000 per year. The home is just steps to MLK, Crescent Lake Park and a short 10 minute drive to downtown St Pete. The buyer and seller both got what they wanted in the end and I admire the tenacity of both parties for staying with the deal!

With the 27% increase in the number of homes listed for sale since this time last year, it’s more important than ever to spend time preparing yourself and your home for sale. Here are some simple tips to consider if you are thinking of selling in the near future

Choose The Right Agent
I have lots of horror stories that I won’t share here, but maybe the numbers are scary enough. There are 27,000 agents registered in the MLS in the Tampa Bay area, only 4,800 of those closed more than 5 transactions in 2024, the vast majority closed 2 or less. Do you want an agent with first hand knowledge of the market, a network of resources that can help a sale close and the know-how to successfully work through everyday challenges that occur. It’s easy to talk the talk but make sure your agent can walk the walk.
Perfect Presentation
Buyers have more choices than they did a year ago so your home has to stand out in a crowded marketplace. Curb appeal, no clutter, and a warm and inviting space are the basics. Spruce up the yard a little by adding mulch, cutting back anything overgrown and keeping the plants and grass watered. The inside should be decluttered, less is better, and remove as many personal items as possible. The home should be cleaned top to bottom, all surfaces wiped clean and the floors swept and mopped. If you have pets, make sure there is no hair on the floor or furniture, clean and deodorize litter trays and feeding areas. There is nothing worse than the smell of pets to someone who doesn’t own pets! Staging can be expensive but can help highlight great features of a home, it may be worth considering if you feel that cool feature may be missed.
No “Ick-Factor”
When buyers have choices they look for reasons to cross a property off their shortlist – don’t give them one! This could mean anything that is a negative for a buyer and stands out. For example pet smell, anything dirty, anything significant that looks like it needs to be replaced or repaired(for example windows, appliances, grout, dated light fixtures, peeling paint).
Know Your Market
This includes looking back at recent sales to see what homes have actually sold for in your neighborhood. What features do they have compared to yours, how were they presented, and what was the condition of the property? Be honest, how does yours stack up against what has sold? Also, look through the eyes of a buyer at what is currently for sale. If you had a budget of $xx what could you buy in your neighborhood right now? If yours was on the market, what would a buyer think of it compared to the other options – better, worse, too expensive? Again, honesty is the key!
Know Your Goal
Do you want to best price possible, do you want to sell before the kids go back to school, do you still need time to figure out where next? Knowing your goal from selling will help you determine your timing and pricing.
