Mirabella – Everything St Pete Beach for less than $700,000

Prior to listing a Mirabella townhome overlooking the water, I took the sellers on a tour of homes to show them just what you could buy for less than $700,000, a way of assessing the competition and making sure we priced competitively. We looked for the basics of waterfront, wide open water view and boat slip. There really were few homes that even came close with these attributes in this price range – a budget of over a million dollars would make it a lot easier. There are several homes for sale in Mirabella, two are on the water and all of them have a lot to offer.

Firstly, the community of some 70 homes is on a dead end street, so the only traffic is going to or from the residences. The are 28 boat slips and these can only be leased or sold to someone within in Mirabella, so there is no external traffic coming just to use the boatslips. Each home has a driveway and garage and there is ample guest parking in the 2 lots within the community and one at the entrance. There is a well maintained pool, as well.

Secondly, the location is fun! There’s the obvious attraction of being on the water and having a dock and boat slip, also the water facing homes have balconies and porches from where you can watch dolphins and bird life as well as the comings and goings of boats. It’s a ten minute walk to the white sands of St Pete Beach and the Gulf of Mexico , via the public access that’s right there. Dolphin Landing boat charters – dolphin watching, fishing, sight seeing – is on the dock right next to the community. It’s just 15 minutes drive to downtown St Petersburg and 35 minutes to Tampa International, so super convenient whether you want to take it easy in this beach community or step out to take in what our local major cities can offer.

Would you like local restaurants, bars and shops? Mirabella has lots within walking distance. The Drunken Clam on 46th Ave does great beer and wings in a very easy going beachey atmosphere, with some outdoor seating. The Sea Turtle next door does classic comfort food – the perfect spot for egg, beans and sausage with a cold beer. Gigi’s, part of the Italian Pizza, Pasta, Seafood and Steak chain is just a short walk south along Gulf Blvd. My favorite is the beach bar in the Bon-Aire resort, a very laid back bar right on the beach serving cold beer, wine and cocktails, a menu limited to burgers and fries and a view to die for of sunsets over the Gulf of Mexico.

Do you need something a little more practical? You can walk from directly from Mirabella through a gate into the parking lot of the Shops at Dolphin Village. Here you’ll find a Publix grocery store, CVS, Chik-Fil-A and much more.

In conclusion, for less than $700,000 you can own a large townhome with a dock, boat slip and lift, wide open water views all the way to Tropicana Field in St Petersburg.
